CREATE A PROFILE TO ACCESS PROJECT

Head to www.baytukum.ae and download the app to create your a complete your profile, you will need to upload your doc ccount. To uments and pass the KY checks. This will take 48 hours to review.

ACCESS OUR EXCLUSIVE RENOVATION PROJECT AND INVEST

Once you have signed up and been verified and approved, you are now able to start depositing funds into our exclusive renovation project, at this stage we will be able to point out the property on the platform which only registered clients can access, you can invest at any time, you will see the project raise updated in real time.

SIT BACK AND ENJOY

Once the project is fully funded, we transfer the property under the SPV created based on all the investors who have funded the project, once transferred, renovation works begin, we get to work and you can sit back and let us take care of the rest. You will be able to see live updates including renovation updates, designs, costs etc, you will be able to see the entire journey when logged into Baytukum.ae. Once we transfer on the exit, Baytukum.ae will pay out profits accordingly and you can reinvest again should you wish.

Fees

There are no fees for your investment. Our model works on a profit share basis so we are solely working on a performance basis and have skin in the game.

  • 60% of the net profits to the investors
  • 40% of the net profits to Brown and Vass
  • With a hurdle rate of 12% to the investors meaning the first
  • 12% net profit is prioritised for the investors first.

All costs and figures of the total project is transparently shared with the investors with a forecast outlined from the start and then actual numbers plugged in throughout the process for your reference. We include a third party consultant to review each milestone through the project.

We include a valuation of the property at the start of the project so assessments are conducted throughout to maximise credibility.
